Managing a developer’s installment plans: registry, schedule, overdue payments
Want to stop keeping the payment schedule in Excel? See where to set up an installment plan and where you can see who owes what.
Where do I set up installments?
An installment plan is a sale without a bank: a down payment, then the rest on a schedule. Set the terms in the property’s “Payment methods”, next to mortgage and full payment.
Put the price, dates and payment amounts in the contract (Art. 489 of the Civil Code) — agree the wording with your lawyer.
- 1Add a payment method
- 2Installment beside mortgage
- 3Terms are set here
Where do I see who owes what?
In the CRM, reservations go by stage with amounts; contracts and payments have their own sections. An overdue payment shows the day it fails to arrive.
Upload the bank statement and each payment links itself to the schedule. You check only what did not match.
- 1Reservations with status and amount
- 2All contracts
- 3All payments
What about one buyer?
The deal card has “Contracts” and “Payments” tabs: payments and balance for this buyer. The buyer sees the same in their portal.
Decide in advance what you do on day 5, 10 and 30 of an overdue payment.
- 1The buyer’s contract
- 2Their payments and balance
