In a regular CRM a plot or flat is found with area and price filters. In Smart plan the manager picks lots visually on the master plan or unit chart, adds them to the lead, builds a shortlist quote and books the buyer for a viewing.

CRM for real estate developers: sell homes and lots without Excel

The core idea

The problem isn’t a missing CRM — it’s that the offer is hard to manage

In a regular CRM a plot or flat is picked with numbers in fields: area from–to, price, status. In Smart plan the manager picks lots right on the master plan or unit chart, adds them to the lead and builds a shortlist quote.

Plot + house

Put together a “plot + house” or “plot + builder” offer without rebuilding it by hand

Smart plan helps turn a chosen plot into a clear offer.

A manager can:

  1. 1pick a matching house project
  2. 2check that it fits the plot
  3. 3add options
  4. 4put together an offer for the client
  5. 5save the configuration and move straight to the offer

This helps:

  • explain the value better
  • sell not just the property but the purchase scenario
  • raise the chance of an upsell
  • prepare an offer faster

It runs on your own catalog of houses and builder projects.

  5. 05Booking
  6. 06Documents

This makes it easier to:

  • not lose the context of a client
  • come back to the materials already sent
  • move quickly from interest to an offer and a booking

Launch plan

A launch starts with the core of sales, not an endless IT project

We usually start with what matters most:

  1. 01

We bring the master plan and the properties into one system

  2. 02

We set up prices, statuses and booking

  3. 03

We connect shortlists, offers and showing scenarios

  4. 04

We bring the agency channel and showcases onto live data

As a result, the team starts working to one logic, and the project gets a manageable sales loop without manual chaos.

Effect on the project

Even a small rise in conversion gives a noticeable financial effect

When the team replies faster, works with live data and doesn’t lose a client between stages, the project gets more deals from the same flow of demand.

Example for a project with 30 sales a year:

  • a 10% rise in sales can give around 3 extra deals
  • at a profit of 1M rub per property, that’s around 3M rub of extra profit

Even one extra sold property can noticeably shorten the payback period of the rollout.

In practice

Smart plan is already helping teams sell faster in real projects

Before

Shortlisting a plot took hours, agents called in to check stock, and statuses and bookings had to be re-checked by hand.

After with Smart plan

Shortlists come together in minutes, bookings are locked in the system, the agency channel works from live data, and the team sees the same picture of the project.

Smart plan removes manual chaos from sales and helps stop losing demand where it used to fall through between Excel, calls and files.

One team

One system for managers, agents and the internal team

Smart plan can have working in one system:

  • Managerswork in the CRM: requests, deals, bookings and quotes
  • Agentslock in a client via the portal or the bot
  • Partnersearn a commission per deal
  • Internal teamin the same Smart plan, each in their own section

The internal team works in one system, each in their own section:

  • Marketingthe master plan on the website, showcases, promos and listing exports
  • Head of salessales analytics, the funnel and team performance
  • Financepayments, installment schedules and the project financial model
Smart plan / Roles and access
  • Managerswork in the CRM: requests, deals, bookings and quotes
  • Agentslock in a client via the portal or the bot
  • Partnersearn a commission per deal
  • Internal teamin the same Smart plan, each in their own section

When roles, access and actions are gathered in one loop, there’s less chaos and the process is easier to control. This matters most when sales run at once through the sales team, the agency channel, external listings, bookings and documents.

Property data

One price list for every channel

The CRM runs on the same data as the showcase and the feed: the price changes once.

  • Bulk changes

Repricing and status changes for hundreds of lots at once — with an edit history.

  • Analytics

Demand per lot and remaining stock; sales reports connect separately.

  • Integrations

Ready-made links to AmoCRM and Bitrix24: requests and statuses flow both ways, no need to change your familiar CRM.

Will Smart plan replace our current CRM?

Not necessarily. There are ready integrations with AmoCRM and Bitrix24: your sales team can stay in the system it knows, while prices, lot statuses and showcases live in Smart plan.

How is this different from a regular real estate CRM?

A regular CRM tracks requests. Here, the property itself lives alongside the requests: lots, prices, promotions, statuses, the website showcase and listing feeds. That makes selling the same lot twice technically impossible.

How is a plot tracked separately from its house?

For cottage communities, the product has end-to-end "plot + house" tracking: they are linked but counted separately. The module is enabled by agreement — we’ll tell you plainly at what stage it will be available to you.

Can we change prices for many lots at once?

Yes. Repricing and status changes apply to hundreds of lots at once, and every edit stays in the history.

Can we see which lots are in demand?

Yes, analytics shows demand per lot and remaining stock. Sales reports connect separately.

How much does the Smart plan CRM for real estate developers cost?

The CRM is a paid module: 4,490, 7,490 or 14,990 ₽ a month, depending on the number of users and properties. The master plan and unit chart on your website stay free.

How do I move lots from Excel into the CRM?

Open a property → “Plots” or “Units” → “Import” → “Excel spreadsheet”. Hundreds of lots load from one table. If inventory lives in another system, it can be pulled by link every hour.

How do bookings work in the CRM?

A lot is booked for a fixed term, and you can mark the booking as paid and assign a responsible rep. Before the booking ends, the rep gets an email and the buyer gets a text message. An expired booking is released automatically.

How do agencies register buyers?

The developer publishes terms for agencies. An agent registers the buyer in their account or through a bot in Telegram and MAX. Commissions and documents are tracked in one place.

Can I prepare contracts in the CRM?

Yes. A contract is built from the deal using your Word template and saved as a PDF. Approvers review it in turn, then the developer and the buyer sign it.

Is there a tour calendar?

Yes. Tasks and property tours are created from a request and shown as a board, a calendar or a table. A reminder comes before each one, and a notice if it’s overdue.

Can I use the CRM on a phone?

Yes. The account installs on a phone’s home screen like an app, tables are compact and windows close with a swipe. During a tour, the rep opens the master plan, lots and the booking right on site.

What can Splan AI do in the CRM?

The Splan AI assistant is available in request, booking and buyer cards. The Splan AI section adds a chat, ad banners, house images and presentations. It is enabled separately.

How the Smart plan CRM for real estate developers works

A request travels from the website to a sale inside one system. Sales reps don’t copy data between spreadsheets or call around to check inventory.

  • A request from the master plan, the unit chart or a website form lands in the CRM together with the lot the buyer looked at. The same buyer is never created twice.
  • The rep moves the request through the sales stages on a card board or in a table and picks lots visually on the master plan or the unit chart.
  • A booking is set for a fixed term. Before it ends, the rep gets an email and the buyer gets a text message. An expired booking is released automatically and the lot goes back on sale.
  • A contract is built from the deal using your Word template, goes through approval and is saved as a PDF. A sale or a cancelled booking moves the deal on its own.

What else the CRM gives your sales team

Besides the pipeline, the CRM brings together tools that usually live in separate files and chats.

  • A sales proposal as a PDF or a vertical image for messengers, built from selected lots with price and payment schedule.
  • A price list for selected lots, and for communities a “Houses on plots” view with the total price of each plot-and-house pair.
  • The “Bookings and sales” section with search by the buyer’s name and phone, lot number and house design, and filters by date, responsible rep, payment method and booking end date.
  • The Splan AI assistant in request, booking and buyer cards.
  • Comments can be dictated by voice, and the account can be installed on a phone’s home screen like an app.
  • Change history: who changed what and when, with an undo for a mistaken edit.

The Smart plan CRM vs a generic CRM out of the box

A generic CRM is good at tracking clients and deals, but it has no real estate property inside: lots, prices and statuses end up in fields and spreadsheets. Here is a comparison by a developer’s tasks, not a review of specific products.

How to connect the CRM to your website

Requests reach the CRM from the master plan and unit chart on your website. The widget code is added once and works on Tilda, WordPress, 1C-Bitrix and any other site: on Tilda under “Site settings” → “Code insertion”, or as a T123 “HTML code” block on the free plan; on WordPress and Bitrix in header.php before the closing </head> tag. You don’t need to rebuild your site.

In the request form, the buyer ticks a box to consent to data processing. The consent text is built from your company details, and the request card shows when consent was given and for which version of the text.

If you have your own website with a catalog, a developer connects it to Smart plan with an access key. The site gets properties, lots and tours and learns right away when a lot changes status or is archived.

Who the Smart plan CRM is for

Sales teams at housing communities that sell a plot and a house together: the rep builds a plot-plus-house offer from the request card and goes straight to the proposal.

Residential complexes with apartments, parking spaces and storage units: everything sells in one deal, and statuses match in the unit chart, on the website and on portals.

Developers with an agency channel: agents see current inventory themselves, register buyers, and the risk of double sales goes down.

Managers: the pipeline, rep performance, stock and sales pace in one place. The CRM for real estate developers is a paid module enabled for your account separately, and the launch starts with the sales core: properties, prices, statuses and bookings.

CRM integrations

You don’t have to replace the CRM you’re used to. amoCRM and Bitrix24 connect in a few steps: when a rep moves a deal to booked, the lot is booked, and when it moves to sold, the lot is sold. Before launch you can check how it will behave without changing anything.

Requests are also sent to the sales team’s email and to a rep’s Telegram. Agents register buyers through a bot in Telegram and MAX. Buyer actions on the master plan and unit chart show up in Yandex Metrica.

Prices and statuses feed listings on Cian, Avito, Yandex Real Estate, DomClick and M2. For finance, you upload bank statements and data from 1C, and sales from the CRM flow into the property’s budget and financial model.
